Maksidom: open and empty. Premises for rent for a shop Maksidom Rent a retail space 20 sq.

  • 25.11.2019

Opening a new shopping center in the midst of the economic crisis - heroism on the verge of madness. In any case, this is how market experts assess the somewhat premature commissioning of the first stage of the Maksidom shopping center on the site of the former Park Market. However, throughout the center with an area of 76 thousand square meters. m. So far, only one store is working - in fact, the anchor "Maxidom" of the company of the same name from St. Petersburg. All other premises are still decorated with the inscriptions “For Rent”, and the second stage of the center is a construction site at all. Whether the new shopping center will be able to attract tenants is unknown.

The Parkovy market disappeared from the square of Belinsky - Tveritin - Lunacharsky - Bolshakov streets in November 2005. All trade pavilions were moved from the center to the cities to the exit, where the Novomoskovsky market was created. The owner of the site, Olips CJSC, decided to build a shopping center of the same name on this site with a total area of 119.5 thousand square meters. m. At the same time, literally on the neighboring site - across the Iset River - it was planned to build the second Park House shopping center in Yekaterinburg. In Olips, they considered the simultaneous construction of complexes as a competition.

However, these plans were not destined to come true. The construction of both complexes was repeatedly postponed: investors were afraid of competition, and then economic crisis 2008. As a result, the Park House site is still empty. In 2010, Olips sold the territory of the Park Market with an area of 3.5 hectares to Maxi Group. However, the site remained empty for the next three years. New investor long time could not agree on the concept with the city administration: the authorities of Yekaterinburg were dissatisfied with too simple projects and demanded that the investor create an architecturally interesting shopping ensemble.

Only by February 2013, plans were announced to build a Maksidom shopping and entertainment center on this site. The developer was the St. Petersburg network of the same name, which specializes in the sale of building materials and household goods. In May of the same year, the company received a building permit.

The shopping center was planned to be built in two phases. The total area of the object is much more modest than in the Olips project - 76 thousand square meters. m. Opening of the first part of the project with an area of 40 thousand square meters. m. was scheduled for the end of 2014. The developer was going to hand over the second phase in March 2015. However, later the deadlines for the commissioning of the complex were shifted, according to experts, due to the difficult economic situation.

As a result, the first phase of the Maksidom shopping and entertainment center was opened only in April 2015, and without a permit for commissioning. As shown prosecutor's check, the center started trading before it received the appropriate permission. Obviously, the developer was in a hurry to present at least some of his achievements.

However, at the first glance at the object, it becomes obvious that this haste was in vain. And a month after the unofficial opening, the complex is one big construction site. At first glance, it is impossible to say for sure whether it works at all. Despite the presence of signs, it is not easy to find the entrance to the building the first time. As motorists and pedestrians explained to UrBC, they sometimes have to go around all the streets adjacent to the object before they understand where the only entrance to the parking lot is really located. This entrance also serves as a footpath.

At the entrance to the complex from the side of Tveritina street, workers are constantly fussing, periodically driving around construction machinery. The entrance itself is strewn with gravel, and it is not known when asphalt will appear there. This picture causes bewilderment among visitors.

Near the entrance to the shopping center, you can often see conflicts between workers and car owners. There is a driving school near the property, and entry into it is difficult due to construction works, which is controversial.

More than a third of the area of the first stage is currently filled with only one store - Maksidom itself, which sells building and household goods. The rest of the premises in the mall are empty.

Despite the fact that the shopping center actually stands on a construction site, in the morning you can count about a dozen or two visitors in it. And this is despite fierce competition with other hardware stores, of which there are many in Yekaterinburg: these are OBI, Leroy Merlin, KOR, and the Superstroy network.

According to an independent consultant on commercial real estate Sergey Nikolaychenkov, while the format of goods for repair and home is in demand by buyers. And if the shopping center manages to attract a grocery supermarket soon, it will be able to create the necessary volume of visitors.

“Given the good location in a residential area, they will find a grocery operator without any problems, and a queue will line up for them. This segment of consumers is alive, unlike many others. Products plus construction is the flow that provides impulse buying. This stream will definitely be enough for the gallery to live,” Nikolaychenkov believes.

Salons can also join anchor tenants cellular communication and banks, however, the filling of the shopping center may stall at this point. According to experts, the commercial real estate market in Yekaterinburg is currently experiencing better times due to falling incomes of tenants. Thus, only sales of clothing and footwear boutiques, which account for 60% of the filling of shopping centers, have fallen by 40% since the beginning of 2015.

However, heavy economic conditions did not affect Maksidom's plans to build the second stage by the end of 2015 - the beginning of 2016. In this part of the facility, in addition to shops, an entertainment area should be located. True, the company found it difficult to say which tenants can call in there.

“The second stage will house a shopping and entertainment area and a food court. It is planned to open here grocery store, as well as boutique and entertainment areas. Negotiations are underway with potential tenants," UrBC explained in the Maksidom press service.

However, according to analysts, if negotiations with tenants fail, the construction of the second stage may freeze.

“I do not rule out that the introduction of the second phase may be suspended. Ideally, a pool of tenants is first formed, and then the next part is built. So far, only Greenwich has managed to do this. If the developer intends to build everything at once and then fill it in, this may lead to the fact that the object will die,” Nikolaychenkov notes.

Thus, according to experts, under the current conditions, the Maksidom shopping center has three options for business development. In the first case, a miracle will happen, and the investor will be able to find a sufficient number of tenants in a shrinking market to fill the entire center. So far, there are few prerequisites for such a scenario: we recall that Maksidom is practically empty so far. In the second case, the investor will stop for a long time at filling the first queue and increasing the flow of visitors. However, in this scenario, the construction of the second phase of the facility may be suspended until better times. The third option: to complete the second stage, at the risk of being left with empty areas, as is currently the case with the Globus shopping and entertainment center. It is possible that it will be implemented in practice.

UralBusinessConsulting will follow the development of the project.

Maksidom is a chain of construction hypermarkets. By contacting one of them, each buyer can purchase everything he needs to build or repair his own home. The Maxidom company focused on the city of St. Petersburg, where a significant part of its hypermarkets is located.

The history of "Maxidom" begins on October 6, 1997, when the first store of the company was opened, which after a short period of time became one of the most popular and visited by residents of the city. During the year of operation, the first Maxidom hypermarket was visited by 40% of St. Petersburg residents, the vast majority of visitors purchased the necessary goods for construction or repair there.

The appearance of the second Maksidom store was the result of the work of designers and builders who, in the process of its construction, applied new ideas to this hypermarket. The requirements of the buyers of the first store were also taken into account. The second Maksidom hypermarket was opened on July 8, 1999. He was also waiting for the fate of the first store. The total area of the store was 20,600 sq. m., and dimensions retail space- about 15,000 sq. m. It must be said that it was built in a short time - 9 months. Due to the presence of large areas, it became possible to carry out trade in large-sized goods for construction, and in addition to significantly expand the area of \u200b\u200bthe department for the garden. After opening the big hypermarket there were a few more discoveries. As a result, the total number of stores building materials the company reached seven, which is an impressive result.

One of the reasons for the popularity of the company's stores is that they maintain a high level of service in combination with low prices which are available to almost anyone. On the shelves of Maksidom hypermarkets, along with imported goods, domestic goods are also presented, so buyers have a choice. In 24 departments you can find a wide variety of goods.
